About West Bar, Sheffield

The ongoing transformation of the West bar area is unquestionably worthy of the numerous accolades it has received. Awards for regeneration and for the scheme deal itself, for that exact reason, Legal & General opened up a £150m funding stream for the joint developments team of Urbo & Peveril Securities

It would be fair to say that West Bar and its close neighbours are very much part of an ongoing project. However, some argue that West Bar only starts when you get sight of the Sheffield Law Courts, as you drop down Tenter Street onto the West Bar’s roundabout. Still, the property developments on both Tenter Street and West Bar, names like Velocity Village, Metis & True Sheffield, are all part of the “Kelham Island Corridor“, a name probably made up by a commercial property agent whilst chatting in All Bar One after the end of the working week.

West Bar has a convenience store, a couple of places you can eat at, or to grab a cortado, but doesn’t offer much more in the way of dining & drinking options. Then why would it when Kelham & Kelham Island is only an 8-minute walk, and town, as the locals call it, is a stroll up Tenter Street, where you are soon in the Sheffield City Centre. 

In the daytime, West Bar comes alive with traffic as it’s part of the inner ring road. By morning, West Bar has its fair share of commuters passing through Soho Square, past the law courts and into the numerous office facilities around Millsands, where you’ll find Irwin Mitchell, the Health & Safety Executive and the U.K Visa office.

By early evening, the traffic backs up for rush hour, as it gets busy from 15:45 until around 18:30. The pavements have a steady stream of commuters venturing home. Then, after 19:00, it stays peaceful until 07:30 the next morning, when the grind starts all over again. From a resident’s point of view, West Bar isn’t a loud place to rent a flat, studio or apartment.

In summary, the vibe at West Bar, for the moment at least, is quite “clerical“; this is not a bad thing if, when you come home from a day in the office or a day of study, you want to relax; however, you will need to pop into Kelham or town to party.

A:West Bar is in central Sheffield, located between the Inner Ring Road and the River Don. It connects the Cathedral Quarter to Kelham Island and Castlegate. Driving from Sheffield city centre down Tenter Street you’ll arrive at the West Bar roundabout.

A: The total area is around 7 acres, when complete you will be able to fit more than two Sheffield arenas down there.

A: Typically you’ll find office space, apartments, warehousing, car parking, a few eateries, pubs and Sheffield Crown Court. The close proximity of Kelham & Kelham Island will satisfy foodies with a huge line up of hospitality choices.

A: West Bar nearly borders Kelham Island, from the centre of West Bar it’s around an 8 minute walk and literally 2 minutes by car or bus.

A: As there is only one build-to-rent development physically located in West Bar, we have included rentals within proximity.

A standard studio at Soho Yard would cost around £1015 per month, which is probably one of the, if not the most expensive, developments in Sheffield. Alternatively, if you ventured onto Velocity Village on Tenter Street, some studios to rent have been offered as low as £595 per month!

The Soho Yard rental pricing is high, and certainly one of the highest, if not the highest, across inner Sheffield.

A studio is a really popular choice for both professionals, contractors and students, whereas a bedsit is literally a pokey room with shared facilities like a shower or toilet. The handful of landlords who advertise bedsits are offering substandard accommodation when compared to the typical studio rental.
